Defect analysis Whether as part of a full pre-acquisition survey or on an individual element basis, analysis of the defect cause together with recommendations for remedy; see also Pre-acquisition surveys and Expert Witness.
Development monitoring The monitoring and reporting upon a development for a third party or funder to ensure compliance with agreed designs, statutory requirements and financial frameworks.
Dilapidation surveys assessments and negotiations If acting for the Tenant, advice can entail either the pre-commitment assessment of the Leasehold responsibilities prior to occupation, the mid or end of term assessment of potential Dilapidation liabilities or the negotiation with the Landlord in respect of a served Interim or Terminal Dilapidation Schedule or claim for damages. In respect of advice for the Landlord, the assessment and production of a detailed Schedule of Dilapidations whether Interim or Terminal and the negotiation and settlement of the Schedule or claim.
Detailed advice in respect of all Legislation including the impact of the Leasehold Property (Repairs) Act 1938, Diminution Valuations, Section 18(1) of the Landlord and tenant Act 1927 and case law.
Disability audits Stephen Forde is an experienced auditor of premises in respect of compliance with the Disability Discrimination Act Parts 1 & 2.

Party wall surveyors Preparation and service of notices required under the Party Wall etc. Act 1996, together with negotiations for Developer and/or adjoining owner. Preparation and service of Party Wall awards.
Planned maintenance Assessment of existing premises and the production of planned maintenance reports either for medium to long term programming or on a quinquennial format e.g. for ecclesiastical premises.
Planning supervisors Ensuring development and development team compliance with the Construction (Design and Management) Regulations 1994 together with incoming revision to the legislation.
Refurbishment design and advice Preliminary and detailed advice for the refurbishment and alteration of all property types including the production of detailed specifications and follow on services including tendering, monitoring and financial control of site works.
Schedules of condition Production of detailed text and photographic schedules of commercial premises as evidence of condition forming lease documentation.
Surveys (otherwise termed building / condition or structural surveys) Specialist condition surveys and reports for all property types providing detailed defect analysis and remedy together with costings. Comment upon legislation and pertinent matters including, Planning, Building Regulations, Listed Building issues, Radon and Mundic blockwork and advice on stonework, thatch, Cob, lime and other traditional building techniques. Commercial surveys include comment upon issues such as disability access, Workplace (Health, Safety & Welfare) Regulations 1992 (Regulation 14), Control of Asbestos at Work Regulations 2002 and The Fire Precautions (Workplace) Regulations 1997 Amended 2005.
